We deliver vital and pragmatic real estate support to individuals and businesses in the Pacific Northwest. Other firms tout the "big deals" they have done. We do those, too. We also treat every transaction with the service, responsiveness and care that our clients expect and deserve. Our Real Estate Group focuses on the following practice areas:

Acquisition and Sale. Our attorneys handle transactions for buyers and sellers of a broad range of commercial and residential properties, from shopping centers to golf courses, office buildings to single family homes. We assist in the due diligence process as well, guiding our clients through the morass of title, survey, environmental, feasibility and ownership entity issues.

Leasing. Our attorneys assist landlords and tenants with all their leasing needs, from the simple to the complex, including negotiating and documenting leases, and resolving disputes through the courts if necessary or appropriate.

Financing. We represent borrowers and lenders with respect to financing and refinancing for real estate projects. We also represent financial institutions and others in work-outs, real estate secured financing, foreclosures and litigation/bankruptcy proceedings.

Development, Design and Construction. We represent owners, contractors and architects in planning, developing and constructing a broad range of projects, including a number of well-known local golf courses and shopping centers.

Real Estate General Counsel. LHSE serves as general counsel to many real estate asset-based businesses and individuals, providing cost-effective, one-stop representation on a broad spectrum of business matters.

Environmental and Land Use. We work with clients to successfully navigate the maze of regulatory requirements, to anticipate and avoid problems before they interfere with the development objectives. When necessary, we forcefully litigate issues that cannot otherwise be resolved.

Escrow. We have a sophisticated escrow/closing department that ensures the efficient transfer of property, including working to clear title problems and liens.

Condemnation. Our attorneys are skilled in working with appraisers and other professionals to maximize our clients' recoveries when real property is taken through governmental eminent domain proceedings. We attempt to achieve prompt and reasonable settlements for our clients, but are fully prepared to take cases involving difficult valuation or legal issues to trial in order to obtain just compensation.

Real Estate Dispute Resolution. Our attorneys are adept at negotiating resolution of a variety of property disputes, such as adverse possession, encroachments, construction liens, defaults in sales transactions, and title disputes. If negotiations fail, our lawyers can obtain relief through the courts and in arbitration proceedings.
